    FAQ - Buyers

    Why should I hire a Buyers Agent?

    • Partnering with a professional Realtor will provide the buyer with assistance in finding the home of their dreams.
    • A professional Realtor works on your behalf and will make sure to have your best interest throughout the ENTIRE home purchase process.
    • A professional Realtor understands the required paperwork, most importantly, the Purchase Contract. 
    • As an interested buyer, you want to be certain you have a professional Realtor who is knowledgable about the housing market. This will benefit you as we determine fair market value for a home you may be interested in.
    • A professional Realtor will negotiate a strong deal on your behalf.
    • A professional Realtor will act as a liaison between you as the buyer, the lender, listing agent, and other parties involved if/when need be. 
    • A professional Realtor has a referral network of professionals and other contractors that may be needed.
    • Buyers' agents understand how simple improvements may boost value in the event of a resale.

    Why can't a Listing Agent represent me?

    • A Listing Agent's focus and priority is to protect the seller, the very one who they have a binding agreement with.
    • The Listing Agent wants to sell their client's home for the most money. That is their first job, their priority. 
    • Unfortunately, it will not be to protect your interests. 

    Who pays for the Buyer's Agent?

    • In most cases, the Listing Agent will always pay the Buyer's Agent at closing.
    • There may be some rare situations where the Buyer's Agent may rely on you for their commission, however this is would be a case-by-case situation. This would require a discussion and agreement with you as the buyer, first. Again, not likely.

    If I want to purchase a home, how far in advance should I begin the process?

    • This is where that TIMELINE comes in very useful. Budget. Set a goal. Stick with the plan. Save and sacrifice if need be.
    • Often times, 12 months in advance is great, however not every interested buyer will need this length of time. It can vary.
    • Often times clients will want to meet with a lender to begin the pre-qualification process. This allows a better understanding of the financial obligations of purchasing a home.
    • Three months before you think you would really like to move in to a new home,  it is time to meet with your preferred Realtor and begin the search.
    • It may take a few weeks or longer to find that perfect neighborhood and the right home.  Then, negotiating an offer and getting under contract. Once under contract, the escrow process takes about 30-45 days before closing and you have he KEYS in your hand.

    What is the difference between pre-qualified and pre-approved?

    • Pre-qualification: Getting pre-qualified gives homebuyers an indication of how much they "might" qualify to borrow. This mortgage amount is not guaranteed because information has not yet been verified. A letter from the lender may only state that you are "likely" to be approved for a mortgage.
    • Pre-approved: Getting pre-approval is based on real credit score, it also puts real estate agents and home sellers more at ease. As the buyer, you will have more to offer when making a deal and in a competitive market can be a definite plus. While others buyers may only be pre-approved, you will be submitting an offer based on your pre-qualification. Time is of the essence sometimes and this is where you will be one step ahead. 
    • If time permits, do the hard work upfront, get pre-approved. With pre-approval it allows you to move forward with more confidence.
    • Your professional Realtor does not need, or expect, you to disclose everything about your finances, however they will need to know what you can afford and what type of loan (FHA, Conventional, VA, Cash). This type of detail guides the agent in providing the buyer homes that are within their budget and sellers that are accepting their specific type of loan.

    How to find the right Listing Agent?

    • Make sure your agent is licensed and has experience.
    • Ask for references, read recommendations and/or reviews from previous clients, look for a professional website where you may learn more about them, their qualifications and professional success.
    • Most agents work with both buyers and sellers, however some may specialize in one or the other.
    • DO NOT be afraid to ask questions.

    Why should I hire a Listing Agent?

    • A listing agent will provide a professional consultation, help prepare you for the sale of your home, provide guidance along the way and throughout the entire process. 
    • A listing agent will MARKET YOUR PROPERTY and provide insights into the local market.
    • A listing agent will provide a comparative market analysis of your home, this will assist in determining an asking price for the home.
    • A listing agent may also make staging recommendations and hire a photographer to best show the home's functionality and unique features.
    • A listing agent will communicate with the buyer's agent on your behalf and assist in negotiating the best price and terms of the sale with your best interests in mind.
    • A listing agent will coordinate showings and host open houses providing interested buyers and their agents to view the home.
    • A listing agent can recommend other professionals as needed. Such professionals may include home inspectors, contractors, stagers and those who specialize in other home improvements if need be.

    Who pays a Listing Agent?

    • Typically, a listing agent's commission is paid by the seller, a certain percentage is usually taken from the proceeds of the sale.
    • This percentage is usually split between the buyer's agent and listing agent, unless otherwise specified in the contract.
